Facilities and Grounds Maintenance Technician

Individual must be able to attain and maintain a valid U.S. Government security clearance in order to be retained in this position.
Position Summary
Performs preventive maintenance inspection per month of all heating ventilating and air conditioning (HVAC) uninterruptible power source (UPS) electrical security alarm fire control and irrigation systems equipment. Monthly inspections will be scheduled to prevent disruption of critical operational functions. Maintenance and inspection procedures will conform to the Original Equipment Manufacturer`s (OEM`s) specifications as stated in the equipment Operation and Maintenance (O&M) manuals. Regularly inspect systems/equipment to check operation, lubrication, adjustments, and cleanliness.
Duties and Responsibilities
  • Check systems/equipment for leaks and repair to proper operational condition
  • Monitor A/C refrigerant charges and schedule maintenance as needed
  • Monitor lubricant levels in standby diesel generators and air compressors
  • Start and run standby diesel generators at manufacturer`s recommended intervals
  • Check all drive motors inspecting cleaning and adjusting all belts pulleys couplings and drive gears. Also check electrical connections motor temperature and measure amperage
  • Check performance of compressors (including oil level and amperage draw) inspect fan motors and condenser fan blades annually. Ensure oil is changed and filter dryers cleaned and adjusted per IAW OEM recommendations
  • Clean evaporator and condenser coils measure amperage grease motor bearings inspect/adjust belts & pulleys and service fresh air intake dampers
  • Replace all filters at OEM recommended intervals
  • Ensure that refrigerant controls and valves are checked and adjusted
  • Check and adjust safety controls
  • Check operation of capacity reduction devices
  • Lubricate all cooling system moving parts in accordance with OEM recommendations
  • Inspect and calibrate all pneumatic and electronic thermostats controls actuators and damper motors
  • Clean or replace standby diesel generator fuel strainers and filters (repeat as necessary if fuel contains impurities which continue to deposit residue in strainers and filters)
  • Perform landscape maintenance duties as assigned including but not limited to mowing edging trimming clean-up fertilizing weed control pruning entomology-related duties removal/replacement irrigation system maintenance
  • Accomplish snow and ice treatment duties as assigned
  • Adheres to all LCI policies and procedures
Education and Experience
  • High School Diploma/GED with 3 years related experience
  • 3yrs Exp in Heating Ventilation Air Conditioning Mechanic (HVAC) and Electrical Maintenance
  • Experience in the areas of Uninterruptible Power Source (UPS) maintenance
  • Knowledge of building/system electrical code
  • Emergency diesel generator maintenance background
Skills and Certifications
  • Individual must be able to attain and maintain a valid U.S. Government security clearance to be retained in the position
  • Electrical, HVAC, and Landscaping/Grounds keeping skills required
  • HVAC Certification desirable
  • Must hold valid driver`s license
